Welcome! I am an independent owner of this rental home and have a history of taking care of the homes I own. When you rent from me, there is no property management company or realtors.

Tenants have rented from me for between three and ten years and continue to renew their leases. That is due to having a mutually respectful relationship with them. The tenants in this home stayed for eight years and it is now available.

One car attached garage for storage! It sits on a very quiet street in Rockledge. Narrow roadway so only ‘locals’ travel down the road. If you like privacy, this home is for you. A few empty lots exist around this home.

Fast access to SR 520 (King St) and Interstate 95 if commuting to work. About an hour drive to Orlando and 30 minutes to Melbourne.

The home has a fully fenced, private backyard.

RATES & POLICIES


The below policies are non-negotiable. All applicants are subject to the same policies to ensure compliance with Fair Housing requirements.

  • Pet Policy: We accept up to two cats or one small dog under 30 pounds that is not considered a viscous breed or prohibited by our home insurance policy.
  • All properties are offered without regard to race, color, religion, national origin, sex, disability or familial status.
  • One year lease required.
  • First month rent plus security deposit due prior to move-in. I reserve the right to also ask for last month rent in some situations.
  • Section 8 or any other voucher programs requiring paperwork and/or inspections are not accepted.
  • Maximum occupancy of five.
  • Sub-letting is not allowed. This means no renting rooms to others, no short-term rentals, and no long-term guests.
  • Running a business from the home such as a daycare is not permitted. The home is for residential dwelling use only.
  • No trampolines or pools may be setup or used on the property.
  • Verifiable income is a minimum of 2.5 times rent but will vary depending on factors such as the number of dependents and credit report.
  • Favorable backgrounds with no prior evictions, felonies, or drug charges in the last seven years. Owner has discretion over the frequency/severity.
  • Current and prior landlord references required. I will call and verify rental history. Family and friends are not accepted as references.
  • Tenant is responsible for changing air conditioner filters once every month and spraying/rinsing the outside AC unit quarterly with a garden hose.
  • Tenant responsible for lawn maintenance, pest control, and all utilities.
